Aspen Real Estate Prices

Today’s economic climate has made Aspen more affordable than two-years ago.  Entry level houses now range between $1,500,000 and $2,000,000.  Entry level condos can be found between $350,000 and $450,000.  The top of the market for Aspen homes ranges from $25-million to $60-million.  New construction is surprisingly active.  The top of the market for Aspen condos ranges from $7-million to $12-million.

Snowmass Village is also more affordable today than before.  Entry level houses are priced between $1,200,000 and $1,600,000.  Entry level condos range between $300,000 and $400,000.  Top of the market houses range from $10-million to $30-million with the higher end including acreage.  Top of the market for condos starts at $3-million up to $6-million.

Still too expensive?  Remember all those small towns and enclaves that you drove-by on your way to Aspen?  They have names — El Jebel, Basalt, Emma, Old Snowmass and Woody Creek.  They are more affordable, yet only a 15-40 minute drive to downtown Aspen.  Basalt, Emma and El Jebel are the furthest away.  Here you will find entry level prices for houses begin at $500,000 to $600,000 with the top of the market ranging between $3.5-million and $5-million.  Condos begin between $300,000 and $400,000 and top-out between $1.5-million and $2.4-million.

Telluride Area Activities

Silverton is an hour or so away from Telluride.  You can make the journey on paved highways or over the unpaved Ophir mountain pass.  I recommend Ophir Pass if you have the time, a high-clearance vehicle and a sense of adventure.

Once in Silverton, you will find a quaint Colorado mountain town.  You will also find the train depot for the Durango-Silverton steam train.  It is the genuine article, not a Disneyland reproduction.  Although refurbished, it is essentially the same train that was running on mountain track decades-and-decades ago.

It is a 3-hour train ride one-way.  You can take the train roundtrip or return on a bus which is also somewhat vintage.

 

You will have a variety of passenger cars to chose from.  The higher the ticket price, the nicer the car.  One thing is the same — the spectacular views.  Much of the train ride follows the Animas River.

As the track clings to the edge of hundred-foot cliffs, you wonder how many years and how many lives it took to build this railroad.  The “why” is the movement of mined rock for the extraction of precious metals.  My jaw dropped when I learned that it took just 9-months of construction including winter months to build this track.  One-life was lost.

The plastic glasses on the passenger above are not those of an Italian tourist.  They are recommended to protect against the cinders and ashes thrown into the air by a real steam locomotive.

Aspen Snowmass Golf Courses Homes Properties

While well known for their winter sports, Aspen and Snowmass have a variety of golf courses in the area that provide great outdoor summertime activities.  For many people, owning real estate on a golf course is a dream retirement home, second home or vacation retreat.  Combine it with access to Aspen and Snowmass skiing and it is without compare.

In most instances, golf courses are constructed as an amentity for the homeowners.  In Aspen and Snowmass, the golf course is only the beginning of a long list of area amentities foremost of which is skiing, snowboarding and a wide varitey of winter activities.  Summer in the mountains is an equally pleasant experience with hiking, camping, fishing, kayaking, mountain biking and more.

Golf course design has changed over the years.  The early golf courses attempted to mimic the old traditional golf courses with vast expanses of grass.  Today’s golf course designs take into account the native topography and vegatation.  Water conservation, when called for, now is a consideration.

The Aspen Golf Club opened in 1980 and has been designated a Certified Audubon Cooperative Sancturary in recognition of its high degree of environmental quality.  The course features 7,165 yards from the longest tees for a par of 71.  The City of Aspen run this municipal golf course features a PGA pro shop.

The Maroon Creek Club golf course was designed by Thomas Fazio and opened in 1995.  The 18-hole course offers 7,100 yards of golf for a par of 70 from the longest tees.  Its facilities also offer tennis, swimming, fitness and fine dining.  Golf and tennis private non-equity memberships are available by application.

The Snowmass Club golf course is located in Snowmass Village a few miles from Downtown Aspen.  The Arnold Palmer designed golf course was completed in 2004.  With a par of 72, the golf course is 7,008 yards from the longest tees.  This is a public course with additional tennis, swimming and fitness facilities.   

Located 15-miles from Aspen in Basalt Colorado, The Roaring Fork Club features 7,130 yards of golf from the longest tees for a par of 72.  This private non-equity club was designed by Jack Nicklaus and opened in 1999.  The Club uniquely offers fly fishing, mountain biking as well as enjoyment of the culinary arts.

Boulder County Mountain Homes Properties Communities

West of the City of Boulder in Boulder County are a number of mountain communities.  Some of these mountain homes are at the very edge of Boulder within minutes of Downtown Boulder, while other mountain properties may require a 25-minute drive to reach town.  In reaching your mountain real estate, you may encounter mountain tunnels, winding switchback roads and unpaved gravel roads. 

These Boulder mountain communites represent privately owned lands that predate the creation of the U.S. Forest system.  They were likely land transfered at the turn of the previous century as mining claims.  As a result, many mountain properties border U.S. Forest Service land.  In purchasing Boulder mountain real estate, it is fun to obtain the original “land patent” documenting the first transfer of the land from the federal government.  It may have a colorful name such as The Long Fellow Lode and date back to 1897. 

Aside from the scenic beauty of living in the mountains and the increased privacy, you will be joined by mountain wildlife that includes deer, fox, owls, coyotes and an occassional bear or mountain lion.  There are a few guidelines to follow in coexisting with the wildlife like “don’t leave your trash container outside” to avoid tempting the bear from visiting.

While you may intially think that you are an isolated pioneer living in the wilderness, you quickly understand that you live in a neighborhood much like in-town.  You are a part of a Boulder mountain community where neighbors do watchout for each other and lend a helping hand when needed.

Another consideration in choosing a Boulder mountain property is the weather, especially the winter.  You are in the Colorado Rocky Mountains and it does snow.  Understand this and be prepared.  While beautiful in the summer, the scenery is stunning after a snowfall.

2009 Bolder Boulder 10K Race

An estimated 100,000 participants and spectators are anticipated for the running of the 2009 Bolder Boulder 10K.  This year is the 31st running of the Bolder Boulder.  Between 50,000 and 60,000 entrants are expected this year.  Earlier this month, the one-millionth person in the history of the Bolder Boulder registered.  The economic impact of the race is estimated at $10,000,000.

The race starts in waves with the fastest runners beginning at 7:00am on Memorial Day May 25th.  The last wave will launch at approximately 9:30am.  The race concludes at the University of Colorado’s Folsom Field.

Boulder Colorado Wins Awards

Most recently, Forbes Magazine awarded its top-spot on its list of “America’s Top 25 Towns To Live Well” to Boulder.  A year earlier, Forbes named Boulder first-place on its list of “Most Educated Cities In America”.

Boulder’s quality of life and lifestyle have garnered many awards over the years.  Boulder was awarded “Platnum Level” by the League of American Bicyclists as a “Bicycle Friendly Community in 2008, its highest level.  American Style Magazine included Boulder in its small city category in 2008 on its list of “Top 25 Arts Destinations”.

U.S. News & World Reports named Boulder to its list of “America’s Best Healthy Places To Retire” in 2008.  Boulder was also named to the American Association of Retired People’s list of “Top 10 Heathiest Cities To Live And Retire” in 2008.

Country Home Magazine named Boulder to its list of “Best Green Places To Live In America” in 2008.  Also in 2008, the Urban Land Green Magazine named Boulder to its list of “Top 10 World’s Greener Cities.

Steamboat Springs Strawberry Park Hot Springs

The Ute Native Americans believed that the vapors eminating from the Strawberry Park hot springs contained their creator’s essence and soaking in the hot springs rejuvenated their soul.  Located about 7-miles outside of Steamboat Springs, Strawberry Park is set in an alpine valley at an elevation of approximately 7,500-feet.  Don’t expect a 5-star resort with room service.  A winding unpaved road leads you to the rustic setting.  This is the charm of Strawberry Park Hot Springs.

The first settlers arrived in the area around 1870.  The original homestead family of the hot springs found they spend too much time running-off trespassers so they gladly sold the springs to the Steamboat Springs Health and Recreation Association for $1 in 1936.  Strawberry Park continued to be a problem through the 1970’s until the neighbors complained and the property was sold to a private owner in 1982.  Since then, strict enforcement of rules has changed the Strawberry Park experience to one of charm and enjoyment for guests.

You will find restrooms, a tipi and heated cabin for changing and picnic areas.  Private areas are available for on-site massages or Watsu.  You can purchase T-shirts, natural soaps & lotions, snacks and beverages — that’s it. 

No glass.  No alcohol.  No smoking.  No pets.  No loud or inappropriate behavior.  Clothing optional after dark when the minimum age goes to 18.  Them are the rules!

Denver-Winter Park Ski Train Ends

Sixty-nine years of Denver to Winter Park train service has ended with the sale of the train.  The current owners cite difficult economic times as the culprit.

The train with 1915-vintage cars was resurrected once in 1988 when new cars were placed in-service.  The ski train flourished with passengers tripling.  The Denver Partnership awarded the Ski Train the Downtown Award of Honor for providing a 50-year link between Denver City Center and the mountains of Colorado.  Several generations of Colorado youth enjoyed the year-around access to winter skiing and summer recreation provided by the Ski Train.

Winter Park will mourn the loss of this very special and nostalgic piece of Colorado’s ski history.  With 14 passenger cars, the Ski Train had the capacity to transport 750 passengers.  It climbed 4,000 feet and passed through 28-tunnels including the 6.2 mile Moffat Tunnel — the highest railroad tunnel in the United States.  The final stop was within 100-yards of the ski lifts of Winter Park.

Vail Valley Foundation

The Vail Valley Foundation was created in 1981 for the purpose of benefiting the community through the organization of cultural, artistic, educational, historic and athletic performances, events and attractions.  The VVF is a non-profit which raises and distributes funds for these charitable purposes.

VVF’s annual signature events include the AEI World Forum, the Vail International Dance Festival, the American Ski Classic and World Cup Ski Racing.  The AEI World Forum brings together business leaders, governmet officials, scholars and former heads of state to discuss social, security and economic issues on a U.S. and global basis. 

VVF is involved with several education initiatives at every level from young child to adult including Success At Six and the Magic Book Bus as well as multiple scholarships.

Aspen Music Festival & School

First held in 1949, the Aspen Music Festival and School presents its 60th season beginning June 25 2009.  More than 400 performances and events will be held daily during the nine-week season ending August 23, 2009.

Among the many performances, the Aspen Opera Theater Center will present La boheme, The Rape of Lucretia and Don Giovanni.  Nicholas McGegan will conduct Bach’s complete Brandenburg Concertos and Natalie Cole, in association with Jazz Aspen Snowmas, will present Still Unforgettable.

Additional collaborations will be presented wih Aspen Santa Fe Ballet, the Aspen Institute, Aspen Art Museum and Aspen Film.

Whenever you plan to visit Aspen this summer, you will be able to enjoy the Aspen Music Festival and School.
