Aspen’s One Lift Development
The City of Aspen has asked the developers of the Lodge at Aspen Mountain in the Lift 1A area for many public components including an underground public parking structure, public lockers, a ski museum and a significant affordable housing component. The City is seeking over $28-million in public fees from the developer as well. At the most recent public meeting, the developer disclosed that they are 25%-30% short in their ability to secure financing. They blame the high level of fees and the high cost of the public components. They suggested lowering the public fees, increasing hotel density and moving the affordable housing component elsewhere. Seems to me that both sides will need to sharpen their pencils and wield their erasers. Both sides will need to give some things up and compromise toward the middle.
